For sale by online auction and pre-auction offers considered. A substantial detached property in a desired residential location in Tavistock with far reaching views over the town and to the moors.

4 Daleswood Road was built, we consider in the 1970’s and comprises a large reception hall, three spacious reception rooms including a kitchen, three bedrooms and a fourth bedroom or study, with a large garage and store and standing in its own established and generously sized garden.

The property is in need of complete refurbishment and modernisation and presents a good opportunity for a buyer to put their own stamp and create a superb family home or may appeal to a builder to refurbish and sell on.

The property is offered for sale with no forward chain.

The accommodation comprises:

Entrance Porch / Lobby : With some exposed stonework and multiple door with obscure glass

Reception Hallway : With wood block flooring, double glazed window with far reaching views, central heating radiator, telephone and power points.

Dining & Sitting Room 21’ 4” x 15’ 3” (6.51m x 4.64m) Overall

This space is L shaped and enjoys French doors which lead on to a patio balcony with views over the town and moors. One wall is finished in Mill Hill slate, very much 70’s. Two central heating radiators, ariel point and power points.

Kitchen 14’ 10” x 8’ 6” (4.51m x 2.60m)

In need of modernisation. Currently worktops, cooker point with extractor hood over, stainless steel sink and drainer. Door to rear of property and a window which overlooks rear garden and patio area. Kitchen ahs a tiled floor

Bedroom 1 13’ 11” x 10’ 9” (4.24m x 3.27m)

A good sized double room with views across the town and moors beyond. Double glazed window

Bedroom 2 10’ 8” x 10’ 5” (3.24m x 3.18m)

Bedroom 3 12’ 2” x 12’ 1” (3.71m x 3.69m)

A good sized double room with with dual elevation windows. Views across the town and moors beyond. Double glazed windows

Bathroom 7’ 3” x 5’ 5” (2.20m x 1.65m)

With a step in good sized shower, wash hand basin and bidet all in white, and window to rear elevation

W.C 6’ 3” x 2’ 11” (1.90m x 0.90m)

With toilet and wash hand basin and window to rear elevation.

Second W. C. 6’ 4” x 3’ 0” (1.84m x 0.91m)

With toilet and wash hand basin and window to rear elevation.

Bedroom 4 / Office Room 12’ 3” x 12’ 2” (3.73m x 3.70m)

Situated on the lower floor and suited to multi purposes. Currently a dependant relative room with access lift to the main floor. French sliding doors give outside access and there is a window overlooking the drive.

NB: The lift is working but no tests or reports have been carried out or are available. We think that at some point a staircase was removed to install the lift and that the lift could be removed to reinstall a staircase.

Garage and store

A good sized garage with electric up and over door and accessed from the garage is a further store with shelving.

Throughout the property are a good number of power sockets and lights.

Lawns and gardens

4 Daleswood has mature lawns and gardens, (now very overgrown), and a balcony area to the front of the property. There are various terraced “hideaway spots and we can imagine the garden to be an absolute suntrap in the summer. The property is surrounded by established high hedges giving a good degree of privacy and given some love this could be a spectacular garden.

The communications to Tavistock by road and rail are excellent with the A30 dual carriageway being some twenty minutes drive away, and then providing rapid access to the M5 motorway at Exeter. Whilst there are mainline train stations at Plymouth and Exeter, with regular services to London Paddington (Exeter to London Paddington in approximately 2 hours) there is also a very speedy service from Tiverton

Shopping and facilities

Tavistock has a good choice of independent shops, four supermarkets and a thriving pannier market. More extensive cultural, educational, recreational and shopping facilities can be found in Exeter and Plymouth. There is also a good range of schools in the area, including Mount Kelly Prep School and Mount Kelly College at Tavistock. There are numerous footpaths leading straight up to the western slopes of the moor. The district and area is well known for its sporting facilities, including fishing on the River Tamar and Lyd with golf at Tavistock, Yelverton, and St Mellion. The Dartmoor National Park is on the doorstep and there are an excellent range of country pursuits, to include extensive walking and riding available in the area.

This is a modern twist on the traditional auction room sale where buyers can bid for the property via an online platform. The winning bidder, assuming the reserve is met, is granted exclusivity of the property at the winning bid price for 28 days in which they must exchange or the vendor is free to remarket the property and the reservation fee will not be returned. The auction will run for 3 hours on a set date and time chosen by the vendor of the property. Upon completion of a successful auction the winning bidder will be required to pay a non-refundable reservation fee of 3% inclusive of VAT of the winning bid in addition to the purchase price subject to a minimum fee of £4,800 inclusive of VAT. The auction is powered and carried out by Whoobid and is subject to terms & conditions which will form part of the auction pack which will be available to download for free once produced by the vendors legal representatives. We strongly recommend that you review the legal documents prior to bidding and seek legal advice. PLEASE REMEMBER THAT THE RESERVATION FEES ARE PAYABLE IN ADDITION TO THE ASKING PRICE.
Fees paid to the auctioneer may be considered as part of the chargeable consideration and may attract stamp duty liability. Bidders will be required to register in order to download the ‘legal pack’, if you choose to bid on the property you will be required to complete further identity checks for anti-money laundering purposes, provide card and solicitors details before you are able to place a bid. Properties may be sold prior to public auction if an offer is accepted by the vendors.

**Guide price - This is an indication of the seller’s minimum expectations at auction and is not necessarily the figure the property will achieve but acts as a guide, prices are subject to change prior to the auction.

**Reserve price - Most auctions will be subject to a reserve price, if this figure is not achieved during the auction then the property will not be sold. In normal circumstances the reserve price should be no more than 10% above the guide price.
