    LOCATION


    No. 4 Les Fosses, Montignac-le-Coq, 16390 St. Séverin, Charente, France

    Located on the Southern Charente/Dordogne borders, just outside the village of Montignac-le-Coq, in an area of outstanding natural beauty, and offering complete peace and quiet whilst being within easy reach (5-10 minutes' drive) of a host of activities, including golf, tennis, riding, canoeing, fishing, sightseeing, browsing round markets, art galleries or antique shops. Enjoying fabulous meals in local restaurants - as only the French know how - or simply watching the world go by from a café terrace in lazy dappled sunlight.

    Aubeterre-sur-Dronne, a beautiful listed medieval hillside village, is about 10 minutes' away with a river beach, good choice of restaurants, galleries, craft shops etc & an amazing 12th c. monolithic church !

    St. Séverin (5kms) has small shops, supermarket, bank with ATM, post office, hotel, doctor, dentist, hairdresser, a few bars & restaurants, internet café, tennis courts, football pitch & mini-golf.

    Ribérac (16kms) has larger shops & supermarkets, plus a renowned Friday morning market.

    Ideally located between the Dordogne, Bordeaux wine country and the Atlantic coast, there is plenty to see & do in the immediate area as well as further afield.

    GENERAL


    No. 4 Les Fosses is a professionally restored stone built barn conversion cottage with plenty of exposed beams. It is light & airy, attractively furnished, fully equipped & well presented, providing "the perfect place to unwind" with countryside views where deer are sometimes seen.

    This exclusive group of six similar cottages offers an in-built social life in high season if you want it, often with other children for yours to play with, but plenty of privacy if you prefer. Ideally located between the Dordogne, Bordeaux wine country and the Atlantic coast, with plenty to see & do in the immediate area as well as further afield.

    THE COTTAGE


    Ground floor
    - spacious open plan beamed living/dining room, with satellite TV & DVD player, original water colours, telephone, country views, glazed doors to private wrap-around terrace with barbecue & garden furniture
    - fitted kitchen with dishwasher, washing machine, tall fridge with large freezer box, microwave, gas hob & electric oven
    - shower room, tiled, with basin, shower, WC.
    - terracotta tiled floor and exposed beams throughout ground floor.

    - spacious master bedroom (king size double bed) with lovely countryside views
    - bedroom 2 has 2 single beds and countryside views

    - family bathroom & bath/shower, basin & WC, plus Velux window for lots of light
    - polished pine floors and exposed beams throughout first floor.

    - for low season, wall mounted electric radiators in each room, including bathroom.



    OUTSIDE


    Private, paved terrace on two sides of the house - for sun or shade - with private barbecue, garden table, chairs, sun loungers & sun umbrella. Ideal for a lazy afternoon reading & snoozing in the sun, glass of wine not too far away!



    POOL


    Swimming pool 12m x 6m, depth 1m - 2m, with solar ring HEATING, paved surround, fully fenced with lockable gate to comply with safety regulations. There are stunning views over the surrounding countryside.
    Note - the pool is shared between the 6 holiday cottages (all British owned) at Les Fosses, but no others are rented out commercially, so you may be the only ones there. Apart from one family with 2 young daughters, who would only be there for a couple of weeks in school holidays, the other owners have grown-up family or no children, and tend to come out of high season (lower ferry prices & airfares). Also to note - the other owners are all delightful & we've had many a good time over a bottle of wine (or two!) which could be your experience too..................

    GARDENS & PARKING


    GARDEN - three-quarter acre of gardens with lawned areas, trees & shrubbery (for privacy) and fabulous countryside views over fields - superb if it's a year for sunflowers. Sit on the terrace and watch the deer come out to play from the woodland in the distance!
    CARPARK - there is ample free parking at Les Fosses.
